Role Overview
KL Associates seeks professionals who can independently:
Conduct title verification and ownership checks by examining land records and relevant property documents, including deeds, mutations, encumbrance certificates and public records maintained by the Sub-Registrar’s Office.
Prepare accurate Title Search Reports (TSR) and Legal Search Reports (LSR) that reflect ownership chain history, legal status, and encumbrance checks.
Review historical documents and revenue records, identify inconsistencies, legal risks, and encumbrances that may affect title marketability.
Draft concise, compliant written search reports that clearly communicate findings and risk assessments.
Coordinate with sub-registrar offices, advocates, revenue authorities and clients to collect records, verify data, and resolve discrepancies.
Requirements
Strong experience in preparing TSRs and LSRs (mandatory).
In-depth knowledge of property laws, land-record systems, and real-estate due diligence.
Legal qualification (LL.B. preferred) with familiarity of property transactions and documentation.
Excellent analytical and drafting skills to produce clear, legally sound search reports.
Ability to work independently, manage deadlines, and liaise effectively with multiple stakeholders.
